How to prepare your property for sale

When we decide to put our apartment or house on the market, most sellers forget something essential:  we do need to make a drastic mind change. Indeed our home is no longer our home but becomes a product for sale, and therefore we need to apply a distancing objectivity and forget the attachment we may have to our home.

Here we offer some advices to prepare and present our ‘product for sale’ at its best:

Neutralize the atmosphere – our property is imbued with our personality, which does not necessarily need to coincide with the buyer’s. Remove your personal belongings such as family photos, and anything that prevents the purchaser from seeing your property as ‘his home’ (this is particularly important, for example, with personal effects in bathrooms).

Tidy up your property– houses must be clear and tidy so that their size and measurements can be seen. An untidy place does not make anyone imagine a house as his. Not to mention a dirty place…

Home Staging– an unfurnished property is much less welcoming, is looks smaller and charmless. There are companies which help you prepare your home for sale by furnishing it or improving the furniture you have or adding a few touches to make it desirable for buyers. Repair damage and defects – many owners believe it is not worth painting or fixing flaking paint or damp stains; that this should be done by whoever buys the property… but this is a big mistake- buyers see the selling price actually higher, as they have to spend extra money to fix and repair the property, whereas it would work out more convenient for the vendor because with a small investment he could sell the property for a higher price.

A good-quality photo session– now that your property is tidy, clean and decorated, but not personalized, and everything is being repaired or fixed, a good quality photo session needs to be done to publish it on webs, portals, etc.  It is worth investing in a professional  photographer but if you do not do so, watch your photos as the first impression is essential to get someone interested in your property … and not in the next one on the list (even if it is worse, more expensive … but has better nicer pictures!).
